MULTIPLE LIST Home would be listed through the multiple listing service to be available for all agents review.  Seller would be responsible for selling agents commission of 3%.  Home would also be entered on web sites such as www.deniseandlisa.com,  www.homesdatabase.com, www.realtor.com, and www.relocateamerica.com plus several company and personal home/web pages.  Supply lock box and sign if app. 

Make and distribute flyers, for sign and neighborhood

Write offer to comply with the EPA, State and Federal requirements.  NOTE: Seller must engage the following three (3) services.

Appointments and Calls - We would take all calls at office, log these calls, make appointments, follow up for feed back.  Mail hard copy and keep in contact with you of comments or concerns.  Make sure that all buyers are pre-qualified before showing.

Review and negotiate contracts on sellers behalf - make sure all required forms are included.  Review with seller all content of offer, prepare sellers net proceeds according to offer, negotiate content, price and contingency on sellers behalf.  Once offer has been ratified, relay what needs to be done next.

Inspections - Order and schedule all inspections with all parties.  Prepare addendum's as required, and schedule settlement date, time and place with all parties.  Be present at all required inspections.  Check status on buyers loan.  See things through to settlement and be present at settlement.

Open Houses - 3 Hours of time at home.  2 hours prep.  food, cups, paper products etc.

Brokers open - Advertise to all real estate professionals and invite them to lunch to preview your home.  They supply opinions on homes presentation, price, sale ability.

Advertising - This is a budget and includes 10% profit for agent to prepare and place ads in different readable sources.
