What is a Buyer Agent?

A buyer agent works on behalf of the buyer, the agents responsibilities are:

  1. Inform buyer of all homes currently for sale in the buyer's predetermined area and price range.

  2. Investigate at buyers request, current market statistics and values, of any interested house or area.

  3. Relay any pertinent information or defects concerning home of interest.

  4. Help buyers determine offer price not based on asking price, and work on buyer's behalf to negotiate.

  5. Inform and explain to the buyer all of the inspections, disclosures, and details of contract that could be designed to protect the buyer or SELLER.

Who needs a buyer's agent?

Any buyer who does not purchase real estate on a regular basis, should have a buyer's agent because real estate laws change. Buyers need someone working on their behalf. Home purchasing is probably going to be the biggest purchase of their life. The contracts are legally binding. An educated, informed buyer, is usually a happy buyer.

What is good about buyer agency?

  1. You have an agent that is working for YOU on YOUR behalf.

  2. The seller usually pays for this service.

  3. You can negotiate this contract; Time, Area, Price etc.

What may not be good about buyer agency?

  1. You are obligated to use that agent to whom you have signed the agency agreement with for a pre-determined time. So make sure that agent is knowledgeable, available to your convenience and has personality and understanding of your real estate needs.

  2. Although most every seller pays the buyers agency fee. There may be a time when a For Sale by Owner or particular builder will not pay this fee. In either case you would be responsible to pay this fee.

  3. Most buyers entering in a buyer agency contract are required to pay a small non-refundable fee for the agent's service. As that agent does work for you. Many experienced/professional agents do insure commitment from both sides of the business decision. This fee usually is from $300.00 to $500.00 and is usually deducted from the total amount owed.
